Project Overview
In 2020, AAH were engaged to assist in works, converting an office block, in a prominent Melbourne location, to apartment buildings. These works were completed across a 6 month project schedule with ongoing daily inspections and monitoring from independent hygienists.
Scope of Works
- Encapsulate entire building internally and externally on rooftop
- Remove approx. 9,000m2 of asbestos paint and render from all containing walls within building and stairwells
- Remove all other asbestos containing materials from building
Critical Factors/Challenges
- Client required a completely clean concrete substrate
- As the concrete substrate was layered with asbestos paint and render traditional removal techniques were considered inefficient and a solution was required
- The rubber type paint proved difficult to blast and required additional chemical application to be applied adding to time to each level of works
- Project was scheduled to be completed within a tight, 6 month timeframe
Outcomes
- AAH provided an innovative solution for the removal of the asbestos paint and render back to concrete substrate. This solution was conducted using a combination of environmentally friendly paint removal systems and specialised abrasive blasting techniques
- Conducted multiple levels of stripping at once to increase efficiency
- Engaged carpenters to complete timber works throughout removal process
- Independent inspections were carried out daily throughout the project
