Commercial & Industrial Asbestos Removal Melbourne

Class A licensed asbestos removal for offices, factories, plants and city buildings, planned around live operations.

Asbestos Removal for Commercial and Industrial Sites

AAH Contracting has removed asbestos from Melbourne office towers, factories, treatment plants and city buildings since 1993. We are a Class A & B licensed removalist, so one team can handle both friable and non-friable asbestos on the same job.

Our team includes over 100 licensed asbestos removalists, led by supervisors who each have at least 10 years of industry experience. That gives us the capacity to run multiple large-scale projects at the same time, without waiting for crews to free up.

Most commercial and industrial work happens on sites that cannot simply close. We plan every job around the building's tenants, the plant's production schedule and the other trades on site, then complete the work on time, on budget and as safely as possible.

What We Remove

From a single plant room to a whole manufacturing site, our crews handle every common type of asbestos found in commercial and industrial buildings.

Friable (Class A) Asbestos

Pipe lagging, sprayed insulation on structural beams, boiler insulation, and oven insulation and gaskets, removed under full containment.

Non-Friable Asbestos

Roof sheeting, cement sheet, asbestos membranes, and asbestos paint and render, including large areas that must come back to a clean substrate.

Settled Dust Decontamination

Large-scale cleaning of beams, services and roof structures, with swab testing and clearance by an independent hygienist.

Encapsulation

Sealing asbestos that can stay in place, such as sprayed beams or roof undersides, so other trades can keep working safely.

Asbestos in Soil

Excavation and removal of asbestos-contaminated soil on development, utility and industrial sites.

Disposal & Transport

EPA compliant transport and disposal of asbestos waste, handled by our own team from site to licensed facility.

How We Run a Commercial or Industrial Project

  • Plan before we start. We work out a method for each task and workshop it before work begins. Larger projects get a dedicated project manager who stays in contact with every crew on site.
  • Keep the site running. Our in-house carpenters build baffle walls and enclosures that separate the work area from live production, so plant and tenants can keep operating.
  • Work around your program. We stage work in sections, run shifts around the clock when weather or access demands it, and schedule out of hours where needed.
  • Independent sign-off. Independent hygienists inspect and test throughout, and clearance certificates are issued before areas are handed back.
  • One contractor, start to finish. Removal, demolition, encapsulation, soil remediation, abrasive blasting, reinstatement and waste disposal can all sit with one accountable team.

Proven on Large Commercial and Industrial Sites

Albert Rd, South Melbourne

Office block converted to apartments. About 9,000m² of asbestos paint and render removed back to clean concrete using paint removal systems and specialised abrasive blasting. Finished under the six-month program, including all added scope.

VISY Coburg

Over 25,000m² of settled dust removed from a working can-manufacturing plant. Work areas were walled off so the plant kept running. Zero safety incidents.

VISY Oven Demolition, Coburg

Friable asbestos stripped from four 50-metre firing ovens inside a fully operational plant, then the ovens demolished and hundreds of tonnes of steel recycled.

Ford Casting Plant, Geelong

4,000m² of super six roofing removed, plus all internal asbestos from six redundant buildings, with a full-time project manager across the four-month job.

Telstra Exchange Upgrades

High-risk asbestos removed from 126 exchanges across Victoria and NSW in four months, working around live networks with zero outages.

385 Bourke Street, Melbourne

About 1,600m² of asbestos membrane removed from a CBD building, with all soil and waste brought down three storeys into a narrow laneway. Zero lost time injuries.

Frequently Asked Questions

Got a Question we Haven't Answered?

Get In Touch
Are You Licensed to Remove Friable Asbestos?

Yes. AAH is a Class A & B asbestos removal specialist, which means we can remove both friable and non-friable asbestos. Our team is certified by WorkSafe Victoria and Tasmania.

Can You Work While Our Building or Plant Stays Open?

Yes, and most of our commercial and industrial work is done this way. We separate the work area with enclosures and baffle walls, stage the job in sections, and schedule around your operations. At VISY Coburg the plant kept operating throughout a 25,000m² decontamination.

How Much Does Commercial Asbestos Removal Cost?

Cost depends on the type and amount of asbestos, access, the containment required and the program. Every commercial and industrial job is quoted individually after an assessment, so you get an accurate price rather than a variation later.

Who Checks the Work Is Safe When You Finish?

Independent hygienists inspect and monitor the work, and clearance certificates are issued before areas are handed back to you or the next trade.

Do You Handle Disposal Too?

Yes. Our team handles EPA compliant transport and disposal of asbestos waste, so you do not need a separate waste contractor.

Do You Work Outside Melbourne?

Yes. We are based in Bayswater, Melbourne, and have delivered large projects throughout Victoria and Tasmania. We have more recently started work in New South Wales, the ACT, South Australia and Queensland.
